What is Buyer Agency & How will You Benefit?
What is it?
A Buyer’s Agent (buyer agency) is just what it sounds like - in addition to real estate agents who help sellers list their homes, there are agents who help buyers purchase homes. In Pennsylvania, we have a separate written agreement to clarify the relationship, duties and responsibilities of both the buyer’s agent and the seller’s agent. The seller’s agent is called the listing agent.
How will You Benefit?
By entering into a Buyer Agency Agreement with a licensed real estate agent such as myself, you are hiring your own personal real estate consultant. As your Buyer Agent, I will get to know you, your interests, your preferences and your priorities. I will show you whatever homes you want to see, negotiate on your behalf and look out for your best interests. I’ll also work with your mortgage agent and home inspector to keep everything flowing smoothly from start to settlement.
How Much Does it Cost?
The best part of buyer agency is that you don’t have to pay for it. The seller pays the commissions. No matter what the sales commissions are, my loyalty is to you. The only thing I ask of you is for your trust and loyalty to me. The buyer agreement protects both of us and lets the other agents know that you are represented by a licensed Realtor.
Why You Shouldn’t Call the Phone Number on the For Sale Sign.
Even experienced homebuyers will call the number on the for sale sign. However, when you do that, you’re calling the Listing Agent. When you disclose too much information to the listing agent — who by law is looking out for their client, the seller, your negotiating position can be compromised. By law, the listing agent has to do what is in the seller’s best interest.
